Who We Are

Equity Capital Group (ECG) is a private real-estate lending institution that provides a funding source for "hard money loans" throughout Arizona. Our Management Team has funded over $400 million dollars in hard money loans over the past several years and we are committed to growing this number exponentionally. ECG specializes in short term real-estate secured loans including construction, bridge, land acquisition, development, mezzanine, raw land, stand-by commitment and other real-estate related loans.

Equity Based Lending Philosophy!!

We believe there is a significant market opportunity to make, acquire and sell real-estate related loans to owners and developers of real property whose financing needs are not met by traditional institutions. The strict underwriting standards and length of time required by tranditional lenders such as commercial banks result in some potential borrowers who are unable to obtain such financing or are unwilling to go through the time consuming process often required. Equity Capital Group has developed, through years of practical experience, a competitively differentiated set of underwriting standards in evaluating potential investments in real property. Generally speaking, ECG's underwriting standards are less strict than traditional lenders. As a result, in certain cases, ECG may make loans which are riskier than the loans made by commercial banks. However, in return, we anticipate receiving a higher interest rate and we will take steps intended to mitigate the risks, such as imposing lower loans to value (thereby providing a bigger equity cushion if real estate values drop).

While "typical bank financing" has become more cautious and bogged down in regulatory requirements, ECG has established underwriting criteria and procedures which understands the industry and the need for speed. We believe that by focusing on the value of the underlying real estate which will serve as collateral on our loans, ECG can expedite the loan approval process and approve loans to certain borrowers who might not qualify for loans from tradtional lenders. ECG generally will spend not more than a couple of hours assessing the character and attributes of our borrowers. Rather, we focus the vast majority of our underwriting review on the value of the collateral which secures our loan. Funding can come within days after the borrower signs and approves our Term Sheet which is sent after a quick evaluation of each deal. Borrowers have found that quick loan approvals and funding eliminates the worry of lost profits or loss of opportunity while waiting for tradtional bank financing.
